WHO WE ARE...

Nathan Percy , Managing Director

 

Nathan comes from a immense and diverse background of construction and project management. Nathan has decades of experience in high end residential construction and management. Moving from high end residential construction, Nathan merged into public school and Catholic education programs that grounded, firm and long standing relationships in the school construction sector. Evolving from the Public education work, Nathan entered the Petroleum sector and spent a decade managing, controlling and executing projects on service station and petroleum sites all over NSW. (WPCG Certified). Ironbark NSW has a firm and longstanding relationship with LAHC and Public Works contracts. Delivery has been managed and coordinated to perform to demanding targets and pressurised time lines with exception results in the field and with all department compliance obligations.

 

Rick Altavilla , Project Manager

 

Rick comes from a background of detailed residential projects, and project management.

Having been a carpenter and builder and moving into construction and project management, Rick has been involved with every facet of construction from, architectural planning, construction, compliance and construction management. Rick has had extensive experience in Petroleum sites and commercial based projects. Rick has had extensive experience programming and controlling large projects in the LAHC and Public Works allocations with highly successful results.

A UTS Graduate in Project Management and Licensed Carpenter and Builder, Rick has a long history of quality based delivery on time and within cost constraints.

Construction Manangement

 

Definition -

Managing the operations of construction in terms of technique and coordination. This includes the control and monitoring of the quality and procedures used upon any given project.

 

Who controls the Construction Management and what are the roles and responsibilities associated?

 

A construction manager is appointed by the primary stakeholder for any given project. Generally the primary stakeholder will engage a company called a “head contractor” that will have a dedicated construction manager to control the operation’s associated with the delivery of the project.

 

Why is it important to have a dedicated Construction Manager ?

 

A dedicated construction manager will underpin the fluid delivery of the project. They will handle and control the following roles and responsibilities-

 

Manage the cost by

  • Contract administration between contractors and Head Contractor
  • Obtain estimates and take offs to quantify the cost
  • Report cost to accounts
  • Report over runs and cost blow outs

 

Manage the time by

  • By coordinating the trades and materials as per the construction program
  • By reporting the performance of time to the project manger.
  • By estimating time for tasks and providing clear instruction to contractors and staff

 

Manage the quality by

  • Controlling and monitoring progress on site
  • Meeting with site supervisors to obtain progress updates
  • Providing clear instruction as to the interpretation of plans and details

 

Is it cost effective ?

 

By engaging the right Construction manager, efficiency is controlled and this relates into cost saving’s very early into a projects inception. Through careful and strategic planning, the streamlining of operations and all connected activities can present huge savings in time and in cost.

 

Project management

 

Definition -

Devising and regulating a plan to control cost, time, quality and risk in direct correlation of a given objective. Then implementing controls and process to monitor the project on a regular basis that allows the adjustment of each procedure to arrive at the prime objective within the given perimeters.

 

Who controls the project management and what are the roles and responsibilities associated?

 

A dedicated project manger can be engaged in the following format-

 

Client engages the Project Manager direct to control a Head contractor/ Architect relationship. In this format the Project Manager is working as a agent for the client.

 

Head contractor engages the Project Manager direct to control a specific project. In this format the Project Manager is working for the best outcome of the Head Contractor.

 

In both formats the project manager is responsible for the same outcomes.

 

  • Contract administration and performance of the contract
  • Time management and time control
  • Cost management and cost control
  • Risk management
  • Compliance and regulatory controls

 

Why have a Project Manager ?

 

In the in case of a Client engaging the Project manager direct, the benefits are exponential. The client has the experience of a dedicated Project manger administering the contract, proofing the contract, and holding the parties engaged to the letter of the contract. There experience in time and cost controls hold all parties responsible to a formal program that illustrates where and when time constraints are to be applied. This control for a client assists in making strategic decisions that are industry related and that can sometimes seem quite daunting when not having undertaken similar style projects in the past. In this application the Project Manager is a strong ally.

 

In the case of a Head Contractor engaging the Project Manager or employing
a dedicated project manger. The requirements are very similar. The major difference is the Head Contractor has the Project Manager working for the
Head Contractors interests. This benefit to the overall health of the project assist in timely delivery and cost control.

 

Site Supervision

 

The general understanding of site supervision is that a tradesmen or licensed builder is appointed to control and monitor works that are carried out on site.

 

A dedicated site supervisor however is a profession in its own right. The site supervisor has a valuable role in the delivery of the project.

 

The site supervisors role including -

 

  • OH &S Safety
  • Diary entries for all sub-contractors.
  • Reporting directly to the Construction manager and Project manager.
  • Managing all quality control requirements.
  • Setting out for trades and services
  • Instructing trades and services as to the interpretation of the architectural plans.
  • Enforcing company protocol
  • Monitoring progress
  • Controlling delivery of materials and on-site security

 

Ironbark NSW  has dedicated Site supervisors to control and monitor projects, reporting directly to the Construction manager and Project Manager.
